POSITION
Full-Time, Salary, Performance-Based Bonus
LOCATION: San Francisco, CA

The Cost Manager/Cost Estimator is responsible for reviewing, analyzing, and validating construction budgets for ground-up and rehab real estate projects. Working closely with underwriters, loan officers other teams and borrowers, the Cost Manager ensures that proposed construction costs are feasible, appropriately scoped, and aligned with market benchmarks. This role plays a critical part in risk mitigation and project success within the lending lifecycle.
RESPONSIBILITIES
Review borrower-submitted construction budgets and perform cost feasibility analysis
Compare budgets to industry standards, historical data, and third-party cost reports
Collaborate with underwriting and construction teams to assess project viability
Collaborate with credit and capital markets teams to produce comprehensive cost reports, budgets, and cash flow forecasts.
Conduct a thorough analysis of change order requests, and budgetary variances, communicating findings to stakeholders to facilitate informed decision-making.
Identify budget gaps, red flags, or scope misalignments and recommend revisions
Assess and confirm appropriate contingency reserves, contractor overhead, and soft costs
Evaluate change orders and draw requests in coordination with field inspectors and draw processors
Communicate findings clearly to both internal teams and borrowers
Support development of construction cost policies, benchmarks, and risk frameworks
Regularly review and present project data, delivering insightful briefings on project financials to relevant parties.
Assist in vetting and analyzing general contractors, bids, and scope of work documentation
QUALIFICATIONS
Skills
3–5 years of experience in construction estimating project management, cost consulting, or construction risk analysis
Solid understanding of construction budgeting, materials/labor pricing, and scheduling
Familiarity with residential and multi-family construction practices.
Strong skills with RSMeans and the ability to create and manipulate large sets of data in Excel
Clear and concise communication skills (written and verbal)
Detail-oriented, analytical, and comfortable making judgment calls under time pressure
